Project Overview
The Holiday Home Lanta project is located on the private land of the Thai owner and comprises 10 houses in the same style.
Three houses are already completed and rented, and another six will be built in February 2026.
The houses offered are equipped as standard with a functional kitchen, built-in gas stove, and built-in sink, as well as a bathroom with a modern European toilet, hot water shower, and a two-sink counter.
A staircase leads to a loft style bedroom area on the mezzanine floor. This feature is optional, see ‘Terms and Costs’ below.
The project also includes a gourmet coffee bar with a deli for everyday needs, a garden barbecue area for residents, a massage spa, and the option to rent an on-site vehicle.

Property Description
The small, charming village of Pak Klong in the Ko Klang municipality has its own pier at the end of the village road, meaning it’s not a through road! It also boasts its own health center, a primary school, and exceptionally friendly residents!
Excellent internet connections are available through the providers AIS and TRUE.
The houses come standard with a functional kitchen, built-in gas stove and sink, and a bathroom with a modern European-style toilet, hot water shower, and a double vanity. A staircase leads to a sleeping loft on the upper, semi-open mezzanine level.
At the front, the covered terrace spans the entire width of the house, measuring 12 square meters.
The entire house is built on stilts 50 cm above ground level, and the entrance is accessed via a wide, three-step external staircase from the garden to the terrace.
The tenant may furnish the house to their liking by arrangement with the landlord. However, these costs are the tenant’s responsibility. There are no limits to the amount of furniture that can be furnished.

Rental Arrangements
Leases are available with renewable 10 year terms.
For a lease term of 10 years the rent for the described house is €250 per month (approximately €8 per day) and will not be increased for the entire rental period.
This means that with a minimum rental period of 10 years, the total rent is €30,000, payable in two installments.
At the end of the 10 year term there is an option to renew for another 10 year term.
Electricity and water costs are billed monthly according to consumption.
Currently, the electricity price is 4.5 baht (€0.12) per kWh, and water is 10 baht (€0.27) per cubic meter.
Upon request, a house without the mezzanine is also available, but equipped with the standard kitchen and bathroom described. The monthly rent is then reduced to €220.
The lease agreement is legally binding between the landlord and tenant and is concluded at a Thai law office. A 50% deposit of €15,000 is paid upon reservation or purchase application. The remaining €15,000 is paid upon completion and handover of the keys. The property is then immediately registered in the Thai Land Registry under the tenant’s name for the agreed lease term, and the tenant receives a Thai guarantee of tenancy rights. The resulting administrative costs are minimal and are shared equally between both parties.
Subletting
Upon request, the tenant may authorize the landlord to sublet the property to third parties for a specific period during the tenant’s absence to generate income. However, this requires a separate agreement between both parties.
Renting out the property as managed holiday accommodation could result in an annual return of 10% or more.
